Buyer / Tenant Representation
A tenant/buyer representation agency agreement is essential to ensure that your representative is working solely on your behalf, looking out for your best interests, protecting your confidences, and disclosing all adverse material facts known by your agent.

Plan on spending six to nine months securing a property and having it brought to your company's specifications.

We will work with your company's senior management personnel or other key executives to determine your company's needs both now and in the future. A programming questionnaire will be prepared to cover all pertinent areas of requirement for your company. The initial meetings will determine the best location, amenities, size and configuration. Communications with your company's staff, attorney, architect and or space planner will be on going as properties are identified.

The search for potential properties includes:

  • reviewing our database of current available properties
  • searching two internet public real estate listing databases
  • contacting landlords/sellers and brokers by visiting their web sites, making phone calls, sending fax and e-mail communications.

Not only will we be searching for properties that are currently available, but we will also be looking for properties that will be coming available during your time frame.

You will be notified of available properties via fax, phone call or e-mail. After, identifying properties that meet your criteria and performing a site-by-site analysis comparing rental rates/sale price and terms, a site tour will be arranged for a physical tour of the properties.

Based on your feedback of the tour and your representative's knowledge of the market, the negotiation process will then begin. Requests for proposals or letters of intent will be submitted to landlords/sellers or their brokers. The responses will be scrutinized and negotiations will continue until we have secured a location with terms that are advantageous to your company.
